What is building insurance and why is it so important?
If you own a house or flat in Germany, building insurance (Wohngebäudeversicherung) is the most important insurance you should have. It covers the building itself against serious damage caused by fire, water, natural events and other structural risks.
Unlike home contents insurance, which covers your personal belongings, this insurance protects the physical structure of the property: walls, roof, fixed installations and all integrated elements of the building. Significant damage to a building without insurance can result in enormous financial loss. That is why every property owner in Germany should have it.
What risks does building insurance cover?
You can choose which modules to include in your contract depending on your property's needs.
Fire and explosion
Damage caused by fire, explosion, implosion or lightning affecting the building's structure.
Water damage
Burst pipes, waterlogging and flooding that damage the building structure or its installations.
Storms and hail
Structural damage caused by weather events such as storms, strong winds or hail.
Lightning and power surges
Damage caused by lightning strikes and electrical surges resulting from them.
Flooding and groundwater
Optional cover against flooding from overflowing rivers or groundwater ingress.
Additional modules
The contract is fully customisable. You can add or remove coverage modules to match the specific characteristics of your property.

What factors determine the price of the insurance?
The cost of building insurance in Germany is not fixed. It depends on several factors that the insurer assesses individually for each property.
Location
Risk varies by area: zones with a higher probability of flooding, storms or other incidents have higher premiums.
Property size
The living area and the number of floors directly influence the premium calculation.
Year of construction
Older properties may have less up-to-date installations, which can increase the risk and therefore the price.
Structure and materials
The type of construction (wood, brick, concrete) and roofing materials affect the insurance calculation.
Modules included
The more additional coverage modules you include, the higher the premium — but also the more comprehensive the protection.
Excess
The higher the excess you choose, the lower the insurance price. At Bramex we help you decide which option suits your situation best.

How long does the contract last?
Contracts are annual and renew automatically each year, unless one of the parties gives notice of cancellation within the agreed timeframe.
